How to register your brokerage with Dubai developers
To sell a Dubai developer's projects, your brokerage first needs to be licensed and registered with the Dubai Land Department, with an ORN and agents who hold broker cards. Then you open an account on each developer's own broker portal. Emaar and Dubai Holding (which owns Dubai Properties) both run online broker portals where an agency registers first and receives login credentials after the developer checks its details.

Step 1: Get your brokerage licensed and registered
Developers only work with licensed brokerages. Dubai Properties' own FAQ says you must first be a broker licensed by RERA, the Dubai Land Department's regulator. It also says the business must be registered in the Brokers' Registry with a valid trade licence (Dubai Properties FAQ).
The same FAQ lists what a registration in the Brokers' Registry includes:
- A valid trade licence.
- A Dubai Chamber of Commerce membership certificate.
- A copy of the office's ownership certificate or lease.
- A certificate of good conduct for the owner and senior managers.
- Real estate course certification from an institution accredited by the Dubai Land Department.
- A pass in the brokerage profession test.
Once your office is registered you have an ORN, and each agent needs their own broker card with a BRN. See BRN and ORN explained and how to open a real estate brokerage in Dubai.
Step 2: Register on each developer's broker portal
Each developer runs its own registration. Two of the biggest:
| Developer | Where brokers register | How it works |
|---|---|---|
| Emaar | Emaar Agency Registration portal | You register interest as an agency; Emaar validates the basic information and then sends user credentials to complete the final registration. |
| Dubai Holding Real Estate (incl. Dubai Properties) | Dubai Holding broker portal | Register on the broker portal, then sign in once your account is set up. |
For any other developer, look for an "agents" or "broker registration" link on their official website. Register only through the developer's own site, never through a third-party link sent on WhatsApp.
Step 3: Keep your documents current
Developers check that your trade licence, ORN and agents' broker cards are valid. The Dubai Land Department links each broker card's validity to the brokerage's trade licence, so an expired licence can block every agent at once (DLD, practice card issue).
Keep one place with every agent's BRN and card expiry, so a lapsed card is caught before a developer finds it.
How AIRA helps once you're registered
After you're registered with developers, the daily work is getting the right project documents to the right agent fast:
- AIRA, the WhatsApp CRM for Dubai real estate, keeps a library of developer brochures and floor plans. An agent asks on WhatsApp and gets the PDF in their own chat to forward to the client. AIRA never messages clients itself.
- AIRA also keeps each agent's BRN and card dates on the team page, and warns the manager 30 days before a card expires.

Questions brokerages ask
- Can an individual agent register with a developer without a brokerage?
- Developers register agencies. Dubai Properties says you must be a RERA-licensed broker and the business must be registered in the Brokers' Registry with a valid trade licence, so register through a licensed brokerage.
- How long does Emaar broker registration take?
- Emaar's portal says that once you register interest, it validates the basic information and then sends credentials for the final registration. It doesn't publish a fixed time.
- Is Dubai Properties registration separate from Dubai Holding?
- Dubai Properties says it is a subsidiary and the real estate arm of Dubai Holding. Brokers register through the Dubai Holding broker portal linked above.
- Do I need an ORN before registering with a developer?
- Yes. The office must be registered with the Dubai Land Department first, which gives it the ORN, and each agent needs a broker card.
