AIRA vs a generic CRM: what changes for a Dubai brokerage

A generic CRM is built to suit any business, so a Dubai brokerage has to shape it into a real estate tool before it is useful. AIRA, the WhatsApp CRM for Dubai real estate, starts from how brokerages here already work: on WhatsApp, across several portals, with a day full of viewings and RERA paperwork. This page compares the two kinds without naming products.

What do we mean by a generic CRM?

We mean any CRM designed for every industry at once: sales CRMs, all-in-one business suites, and pipeline tools built around a desk and a form. They can be good software. They simply do not know what a Dubai brokerage does all day.

Generic CRMs tend to share a pattern. You configure fields, pipelines and imports yourself, agents update records through forms on a laptop or app, and anything specific to property, such as portal leads, viewings or RERA forms, is either added through custom work or kept outside the CRM.

Why do generic CRMs struggle in Dubai brokerages?

Because they rely on agents stopping to type into forms, and Dubai agents spend the day at viewings, in traffic and on WhatsApp. Updates get saved for later, and the CRM drifts away from what is really happening.

The second problem is fit. A generic CRM does not know what a listing is, which portal a lead came from, or that a viewing needs a reminder. Someone has to build that, and small teams rarely have the time. The longer view is in the best CRM for a small Dubai brokerage.

How does a WhatsApp-native CRM work instead?

Agents update it by messaging AIRA on WhatsApp, by text or voice note, and AIRA writes the right record into a full web CRM. The chat is the way in; the CRM behind it holds the pipeline, the history and the reports.

There is no command language. An agent can say a new buyer wants a two-bedroom and would like to view on Saturday, and AIRA adds the lead, books the viewing and confirms in the chat. More on that in the WhatsApp CRM for Dubai real estate.

How do the two compare side by side?

The main differences are how agents update the CRM and how much Dubai-specific work is already done for you. The table sets out the usual gaps.

What does AIRA cover that a generic CRM leaves to you?

AIRA covers the Dubai-specific parts: portal leads, listings, viewings, RERA forms and Trakheesi permits. A generic CRM can be made to handle some of this, but only with custom work that someone has to maintain.

Is a generic CRM ever the better choice?

It can be, if your business is mostly not brokerage, or if you have a team who will configure and police the CRM every day. In that case its flexibility may matter more than a ready-made fit.

For most Dubai brokerages, though, the deciding factor is whether agents keep the CRM current. A tool they update from WhatsApp tends to stay accurate; a tool that needs a laptop tends not to. If you are moving from a sheet rather than another CRM, read AIRA vs spreadsheets.

Does AIRA talk to clients the way some CRMs do?

No. AIRA talks only to your agents and managers. It never messages clients, landlords or owners, so every client conversation stays between your agent and their client.

Clients deal with your agent, not a bot.

What does the owner see in AIRA?

The owner sees a pipeline board, team leaderboards, per-agent performance, reports across leads, viewings and deals, and an alert on every lead change. That view comes from the same messages agents already send.

Questions brokerages ask

Can't I just configure a generic CRM to do the same?
Partly, with custom fields, connections and rules. Someone then has to maintain that setup, and agents still have to update it through forms.
Do my agents need a laptop to use AIRA?
No. Agents update AIRA from WhatsApp by text or voice note. The web CRM is there for managers and anyone who prefers a screen.
Does AIRA handle portal leads without extra set-up work?
Yes. Property Finder, Bayut and dubizzle leads arrive automatically and are routed to the agent who holds the listing.
Does AIRA cover RERA forms?
Yes. AIRA fills RERA Forms A, B, F and I from what it already knows and tracks Trakheesi permits on listings.
Does AIRA message my clients?
No. AIRA talks only to your agents and managers, never to clients, landlords or owners.
How much does AIRA cost?
Pricing is on request, so email hello@airauae.com and we will talk it through. New brokerages get their first 3 months free.
