Looking for a PropSpace alternative? A fair comparison with AIRA

PropSpace is one of the longest-running real estate CRMs in the UAE, with portal syndication, a Property Finder API connection, an off-plan module and a property management module. AIRA, the WhatsApp CRM for Dubai real estate, takes a different route: agents run their day by messaging AIRA on WhatsApp, and a full web CRM updates behind the chat. If you need broad syndication or property management, PropSpace covers more. If your problem is agents not keeping the CRM up to date, AIRA is built for that. This page compares the two using PropSpace's own published information.

What does PropSpace offer?

PropSpace says it has operated since 2012 and offers two modules: PropSpace Broker, a brokerage CRM, and PropSpace Manager, for property management (PropSpace).

From its own site, PropSpace Broker covers lead capture from portals and Meta ads, lead matching between buyers and listings, pipeline and commission tracking, syndication to more than 80 UAE portals, a direct Property Finder API connection, Trakheesi permit validation before listings publish, an off-plan projects module, document generation including RERA Form I and Ejari documents, WhatsApp listing sharing and portal WhatsApp lead tracking, and the PropSpace Go app for agents on iOS and Android (PropSpace, real estate CRM Dubai).

Why do brokerages look for a PropSpace alternative?

Usually for one of three reasons: agents are not updating the CRM, the contract terms do not suit a small or new team, or the brokerage wants a simpler tool that does fewer things.

The first is the most common with any desk CRM. Agents spend the day at viewings and on WhatsApp, and logging each call in a separate app is the step that gets skipped. A CRM can have every feature and still be out of date. For the general case, see AIRA vs a generic CRM.

How is AIRA different?

AIRA puts WhatsApp at the front. Agents message AIRA the way they would message a colleague, by text or voice note, and AIRA does the CRM work and confirms it. There is no command language and no separate app to learn.

From WhatsApp, an agent can:

  • Add a lead by typing, sending a voice note or forwarding a screenshot.
  • Ask who to chase today and get a ranked answer.
  • Book viewings, get a reminder before each one, and a check-in afterwards.
  • Set follow-ups, notes and tasks in plain language.
  • Ask for a brochure or floor plan and get it back as a PDF in the chat.
  • Get a morning briefing at a time they choose.

Behind the chat is a full web CRM with a pipeline board, inbox, tasks, viewings, properties, owners and documents, plus team leaderboards and reports for managers. AIRA talks only to your agents and managers, never to clients or landlords.

When is PropSpace the better choice?

When you need listing syndication to many portals from one screen, a property management module alongside brokerage, or Ejari and a wider set of documents generated inside the CRM. PropSpace covers those and AIRA does not try to.

It is also a natural fit if your team already works well in a desk CRM and the data stays current. Switching costs time, so switch only if something is actually broken.

When is AIRA the better choice?

When the CRM is going stale because agents will not log things, when most of your team's day happens on WhatsApp, and when you want a free period with no long contract while you find out.

AIRA suits new and small brokerages especially: there is no system to configure first, agents are useful on day one, and the owner sees every lead and viewing in the web CRM without asking in the group. See the best CRM for a small Dubai brokerage and how WhatsApp lead management works.

Can we move our data from PropSpace to AIRA?

Yes, for leads. Past leads can be imported into AIRA from Excel or CSV, and Property Finder listings can be synced in, so routing works from the first day. Check with PropSpace how to export your data before you plan the move.

Once listings are in, new portal leads go to the agent who holds the listing, and anything without a clear owner goes to an unassigned pool any agent can claim. More on that in Property Finder, Bayut and dubizzle leads in one CRM.

How do we try AIRA?

New brokerages get 3 months free · No commitment · No card needed. Pricing after that is on request at hello@airauae.com, where you can also book a 10-minute demo. For a wider look at what CRMs cost here, see how much a real estate CRM costs in the UAE. More about us.
