Dubai property fees & commission calculator

Work out what a buyer pays on top of the price on a Dubai property purchase: the DLD transfer fee, the trustee office fee, agency commission with VAT and, if there is a loan, mortgage registration. The calculator also shows what the brokerage and the agent earn on the deal. It is built by AIRA, the WhatsApp CRM for Dubai real estate, and uses the same maths that runs inside every deal in our CRM.

What fees does a buyer pay on a Dubai property purchase?

On a typical ready-property sale, the buyer pays the DLD transfer fee, a trustee office fee, the agency commission plus VAT, and mortgage registration if the purchase is financed. The calculator adds these up and shows the total on top of the price.

The table shows how each line is worked out.

How is the DLD transfer fee calculated?

It is 4% of the purchase price, plus a small admin fee, and it is usually paid by the buyer. The calculator uses 4% plus AED 580 admin.

The transfer itself is registered through the Dubai Land Department's title transfer service, which lists the current service fees.

Is VAT charged on agency commission in Dubai?

Yes. 5% VAT applies to the brokerage's commission, so a 2% commission costs the buyer 2.1% of the price.

In the calculator, VAT is applied to the commission line only. It shows commission including VAT as one line, and shows the brokerage's commission before VAT separately in the agent panel.

What does mortgage registration cost?

Registering a mortgage with DLD costs 0.25% of the loan amount plus an admin fee. Enter the loan amount in the calculator and this line appears; leave it at 0 for a cash purchase and it disappears.

Details of the service are on the Dubai Land Department's mortgage registration page. Bank arrangement fees are separate and vary by lender, so they are not included.

What does a worked example look like?

Take the calculator's starting values: a purchase price of AED 2,000,000, a 2% agency commission, a cash purchase and a 50% agent share. These are example inputs, not market figures.

  • DLD transfer fee: 4% of 2,000,000 is AED 80,000, plus AED 580 admin, so AED 80,580.
  • Agency commission: 2% of 2,000,000 is AED 40,000. VAT at 5% adds AED 2,000, so the buyer pays AED 42,000, which is 2.1% of the price.
  • Trustee office fee: added by the calculator as a fixed line.
  • Mortgage registration: none, because the loan is 0.

On the agent's side, the brokerage's commission before VAT is AED 40,000, and a 50% agent share is AED 20,000. Change any input and every line updates.

How is the agent's commission split worked out?

The calculator takes the brokerage's commission before VAT and applies the agent's share you enter. VAT is collected from the buyer and isn't part of the split.

This is the same calculation AIRA runs on deals inside the CRM, where commission is tracked per agent and per deal. Agents can send AIRA the price and the terms in WhatsApp and get back the commission, the fees and, for off-plan, the payment plan, then give the buyer the full cost breakdown as a PDF.
