A real estate CRM built for Dubai brokerages
AIRA, the WhatsApp CRM for Dubai real estate, is a real estate CRM shaped around how a Dubai agent's day actually goes: leads from several portals at once, half the day at viewings, and everything happening on WhatsApp. Agents keep it current from WhatsApp; managers see the whole pipeline on the web.

What is a real estate CRM?
A real estate CRM is the system that holds every lead, contact, listing, viewing and deal in one place, with an owner and a history for each. For a brokerage, it is how you know who is following up which buyer, which viewings are booked and which deals are close.
Generic CRMs were designed for sales teams at desks. In a brokerage, listings, permits, portals and viewings all hang off the same lead, and a real estate CRM is built around them.
What does a Dubai brokerage need from a CRM?
It needs portal leads in one place, each lead sent to the right agent, viewings that don't slip, documents on demand and listings that are allowed to go live. On top of that, a CRM only works if agents actually keep it updated.
- Portal leads in one place. Property Finder, Bayut and dubizzle enquiries land as leads, not as emails someone has to copy across. Lead ads from Meta, TikTok and Google arrive in the same inbox.
- The right agent gets the lead. A lead that quotes a listing reference goes to the agent who holds that listing.
- Viewings that don't slip. Viewings are booked against the lead, with a reminder before and a check-in with the agent after.
- Documents on demand. Brochures, floor plans and brokerage-branded one-pagers are sent as PDFs, not as links.
- Listings that are allowed to go live. Trakheesi permit numbers are tracked on every listing, and expiring permits are flagged.
- Paperwork from the data you already have. RERA Forms A, B, F and I fill themselves from what AIRA already knows.
- Deals and commissions. Sale and rental deals are tracked to the end, with commission tracked per agent and per deal.
How does AIRA keep the CRM up to date?
Agents update it from WhatsApp. An agent adds a lead, books a viewing or asks for a floor plan by sending a message or a voice note to AIRA, and the record updates itself, so the pipeline a manager sees is the real one.
There is no command language: agents type the way they talk, forward a screenshot or send a voice note. They can also ask who to chase today and get a ranked answer, and get a morning briefing at a time they pick. See how the WhatsApp CRM works.
AIRA only ever talks to your team. It is an assistant for agents and managers, not a bot that messages your clients or landlords.
How do managers see the pipeline without chasing?
Every lead has an owner, a status and a history, and managers see all of it on the web. Leads with no clear owner show up as unassigned instead of disappearing into someone's inbox, and managers can reassign in bulk when the team changes.
A drag-and-drop pipeline board runs from new enquiry to won. Managers also get team leaderboards, per-agent performance, reports and an alert on every lead change. The full list is on the features page.
How does AIRA compare with a spreadsheet or a generic CRM?
A spreadsheet is free and flexible but has no owners, reminders or portal feed. A generic CRM adds structure, but it expects agents at a desk and leaves the Dubai-specific parts to you. AIRA adds those parts and moves the updating into WhatsApp.
| Spreadsheet | Generic CRM | AIRA | |
|---|---|---|---|
| Portal leads | Copied in by hand | Usually needs custom set-up | Property Finder, Bayut and dubizzle arrive automatically |
| Routing to the listing agent | By hand | Rules you build yourself | By listing reference, out of the box |
| Agent updates | Editing the sheet | Forms on a laptop or app | WhatsApp messages and voice notes |
| Trakheesi permits | A column, if someone adds it | Not built in | Tracked per listing, expiring permits flagged |
| RERA forms | Filled in separately | Not built in | Forms A, B, F and I filled from CRM data |
| Brochures and floor plans | Sent as links | Usually outside the CRM | Sent as PDFs in the chat |

Can we start from what we already have?
Yes. Existing leads and contacts can be imported from Excel or CSV, and Property Finder listings can be synced in, so portal leads route correctly from day one.
The CRM then opens with your real pipeline rather than an empty screen. How portal leads are matched to agents is covered in Property Finder, Bayut and dubizzle leads in one CRM.
Is AIRA suitable for new and small brokerages?
Yes. You don't need an operations team to run it. A brokerage with a handful of agents gets the same lead routing, viewing reminders and document handling as a large one, and new brokerages get their first 3 months free.
AIRA also works out the numbers on a deal: send it the price and terms and it returns the commission, the fees and, for off-plan, the payment plan. Try the free Dubai property fees calculator, or read more about us.
Questions brokerages ask
- Which portals does AIRA take leads from?
- Property Finder, Bayut and dubizzle. Lead notifications are read into leads automatically, and Property Finder can also connect directly.
- Do agents need to learn a new app?
- No. Agents can do their day-to-day work by messaging AIRA on WhatsApp, including by voice note. The web CRM is there for managers and anyone who prefers a screen.
- Does AIRA message my clients?
- No. AIRA talks only to your agents and managers. Your team stays in control of every client conversation.
- Can we bring our existing data?
- Yes. Leads and contacts can be imported from Excel or CSV, so you don't start from an empty CRM.
- Does AIRA handle RERA forms and Trakheesi permits?
- Yes. RERA Forms A, B, F and I fill from data already in AIRA, and Trakheesi permit numbers are tracked on every listing with expiring permits flagged.
- How much does AIRA cost?
- Pricing is on request. Email hello@airauae.com and we will talk it through. New brokerages get their first 3 months free.
