The WhatsApp CRM for Dubai real estate brokerages
AIRA, the WhatsApp CRM for Dubai real estate, lets agents run their desk by messaging AIRA on WhatsApp, by text or voice note. Every lead, viewing and follow-up they send lands in a full web CRM, so the brokerage gets a pipeline that is actually current, without asking anyone to learn a new app.

What is a WhatsApp CRM?
A WhatsApp CRM is a customer relationship manager that agents update by sending WhatsApp messages instead of filling in forms. The records still live in a proper CRM; WhatsApp is simply the way in. For a Dubai brokerage, that means the CRM is kept up to date from the app agents already have open all day.
In Dubai, leads, viewings and negotiations already happen on WhatsApp, so a WhatsApp CRM moves the data entry there too. With AIRA there is no command language to learn: agents type the way they talk, and AIRA works out what they mean.
Why do normal CRMs go stale in Dubai brokerages?
Because they ask agents to stop, open a laptop and type into forms, and Dubai agents spend their day at viewings, in traffic and on WhatsApp. Updates get saved for later, later doesn't come, and managers end up asking for status in the group chat again.
A CRM is only as useful as its last update. Putting it inside WhatsApp removes the steps that get skipped on a busy day.
What can agents do in AIRA from WhatsApp?
Agents can add leads, book viewings, update deals and ask for brochures or floor plans, all by sending a message or a voice note to AIRA. AIRA replies in the same chat and updates the CRM behind it.
- Add a lead by typing, sending a voice note, or forwarding a screenshot for AIRA to read. AIRA captures the name, budget and requirement.
- Ask who to chase today and get a ranked answer.
- Book viewings and get a reminder before each one, then a message from AIRA two hours after asking how it went.
- Ask for a floor plan or brochure and get it back as a PDF in the chat, not a link to go hunting through.
- Add notes, tasks and follow-ups in plain language.
- Update a deal, or send AIRA the price and terms and get the commission and fees worked out.
- Get a morning briefing at the time each agent picks.
A typical exchange (illustrative): the agent sends a voice note saying a new buyer wants a two-bedroom in Dubai Marina and would like to view on Saturday. AIRA adds the lead, books the viewing and confirms in the chat.
What does the brokerage see in the web CRM?
Everything agents send on WhatsApp lands in a web CRM with a pipeline board, inbox, tasks, viewings, properties, owners and documents. Portal leads from Property Finder, Bayut and dubizzle, and lead ads from Meta, TikTok and Google, arrive in the same inbox.
Leads are routed to agents, and any lead without a clear owner sits in an unassigned pool where an agent can claim it in one tap. Managers get team leaderboards, per-agent performance, reports across leads, viewings and deals, and an alert on every lead change. For how portal leads are matched to the right agent, see Property Finder, Bayut and dubizzle leads in one CRM. How is a WhatsApp CRM different from WhatsApp groups and spreadsheets?
Groups and spreadsheets hold information, but nobody owns it: messages scroll away, sheets go out of date and nothing reminds anyone. A WhatsApp CRM keeps the chat as the way in and adds an owner, a status, reminders and a history to every lead.
| WhatsApp groups and a spreadsheet | Desk-based CRM | AIRA (WhatsApp CRM) | |
|---|---|---|---|
| How agents update it | Messages, plus editing the sheet by hand | Forms on a laptop or app | Messages and voice notes to AIRA |
| Portal leads | Copied across from email by hand | Usually needs setting up | Arrive as leads automatically |
| Viewing reminders | Only if someone sets one | If the viewing was entered | Before each viewing, and a check-in after |
| Brochures and floor plans | Searched for and sent as links | Usually kept outside the CRM | Sent back as a PDF in the chat |
| Manager view | Ask in the group | Dashboards, if the data is current | Pipeline, reports and lead alerts |

Does AIRA message my clients?
No. AIRA talks only to your agents and managers. It never messages clients, landlords or owners. Every client conversation stays between your agent and their client; AIRA is the assistant on the agent's side of it.
Clients deal with your agent, not a bot. On the paperwork side, AIRA fills RERA Forms A, B, F and I from what it already knows and tracks Trakheesi permits on listings. More on that in RERA compliance in your CRM.
Who builds AIRA?
We build AIRA in Dubai, around the way brokerages here work: several portals, a day full of viewings, RERA paperwork and WhatsApp everywhere. New brokerages get their first 3 months free.

Questions brokerages ask
- Do my agents need to install anything?
- No. Agents keep using WhatsApp and message AIRA like any other contact. The web CRM is there for managers and for anyone who prefers a screen.
- Can agents use voice notes?
- Yes. An agent can add a lead, book a viewing or log a follow-up by voice note, and AIRA turns it into the right record in the CRM.
- Does AIRA message my clients or landlords?
- No. AIRA talks only to your agents and managers. Conversations with clients stay between your agents and their clients.
- Can it take leads from Property Finder, Bayut and dubizzle?
- Yes. Portal leads flow into AIRA automatically and are routed to the agent who holds the listing, alongside leads your agents add themselves.
