Property Finder vs Bayut for brokerages: how each handles your leads
Most Dubai brokerages list on both Property Finder and Bayut, so the useful question is not which portal is better but how each one hands you leads. Both send call and WhatsApp enquiries. Both reward agents who reply quickly, through Property Finder's SuperAgent and Bayut's TruBroker. They differ in how a CRM connects to them. This page compares the two on lead handling only, using each portal's own published pages, then shows how AIRA, the WhatsApp CRM for Dubai real estate, puts both portals' leads in one place.

Which portal is better for a brokerage, Property Finder or Bayut?
Neither, on lead handling alone. Both deliver enquiries by phone and WhatsApp, and both rank agents partly on how fast they respond. For most brokerages the right answer is both, handled in one system so no lead depends on which dashboard someone checked.
Which portal sends you more or better leads depends on your stock, your areas and your listing quality, and that is something to measure in your own data rather than take from anyone's marketing. That is also why every lead should keep its source.
How does Property Finder deliver leads?
Property Finder delivers call and WhatsApp leads. WhatsApp leads are switched on through your Property Finder account manager, and Property Finder says adding them did not come at the expense of call leads (Property Finder Partner Hub). Property Finder also offers to centralise all agents' WhatsApp leads on one number (Property Finder Partner Hub).
For software, Property Finder runs the PF Developer Network, and third-party providers must complete an onboarding process before they get access (PFDN integration guide).
How does Bayut deliver leads?
Bayut delivers call, email and WhatsApp leads, and agencies manage them in Profolio, which Bayut and dubizzle share. Bayut's Leads API returns call logs, email leads and WhatsApp leads, among others, and is requested by emailing Bayut support (Bayut support, Leads API).
Bayut's call tracking is not on by default; the agency activates it through Bayut support. It matters beyond reporting, because TruBroker eligibility depends on it.
How do SuperAgent and TruBroker reward fast replies?
Both badges reward responsiveness and listing quality, and both are recalculated regularly, so a slow month costs you.
Property Finder says SuperAgent goes to agents who respond quickly to leads, keep high-quality listings, claim transactions and give strong service, and that status is refreshed monthly (Property Finder, SuperAgent). Bayut says TruBroker needs a completed profile, a valid BRN for Dubai agents, call or WhatsApp tracking enabled at the agency, between 1 and 70 listings, and both its Responsive Broker and Quality Lister badges in the same month (Bayut support, TruBroker).
| Property Finder | Bayut | |
|---|---|---|
| Lead types | Call, WhatsApp | Call, email, WhatsApp |
| Agency dashboard | PF Expert | Profolio, shared with dubizzle |
| WhatsApp leads | Activated through your account manager; can be centralised on one number | Tracked once WhatsApp tracking is enabled |
| Agent badge | SuperAgent, refreshed monthly | TruBroker, needs badges earned in the same month |
| What the badge looks at | Response speed, listing quality, claimed transactions, service | Valid BRN, tracking enabled, 1 to 70 listings, responsiveness, listing quality |
| How a CRM connects | PF Developer Network, after partner onboarding | Leads API, requested from Bayut support |
Why do brokerages lose leads across two portals?
Because each portal notifies in its own way, and the reply depends on who looked first. A lead sits in one inbox while the enquirer calls the next brokerage, or it lands on whoever checks email rather than the agent who listed the unit.
The same buyer can also enquire on both portals and become two records with two agents chasing them. And without a source on every lead, nobody can tell which portal is working. Slow replies then feed straight into weaker SuperAgent and TruBroker standing.
How does AIRA put Property Finder and Bayut leads in one place?
AIRA reads each portal's lead notifications, forwarded to your brokerage's AIRA address or sent in by an automation, and turns each one into a lead with the enquirer's name, phone, message and listing. For Property Finder you can also connect your account directly, so leads and listing events arrive through Property Finder's webhooks.
From there, every lead is handled the same way, whichever portal it came from:
- Routed to the listing agent by matching the listing reference, with anything unmatched going to an unassigned pool that any agent can claim in one tap.
- One contact per buyer. Leads are matched on phone number, so someone who enquires on both portals becomes one contact with both enquiries attached.
- Source on every lead, so your reports show which portal each lead came from.
- The agent hears on WhatsApp, where they already are, and can book a viewing or ask AIRA for a brochure as a PDF from the same chat.
dubizzle leads arrive the same way, and so do lead ads from Meta, TikTok and Google. AIRA never replies to the enquirer: it talks only to your agents and managers, so the first conversation with a client is always with your team. The full detail is in Property Finder, Bayut and dubizzle leads in one CRM.

Questions brokerages ask
- Should a Dubai brokerage list on Property Finder or Bayut?
- Most list on both. On lead handling, the two are similar: both deliver call and WhatsApp leads and both reward fast replies. Measure which one works for your stock from your own lead sources.
- What is the difference between SuperAgent and TruBroker?
- SuperAgent is Property Finder's badge, refreshed monthly and based on response speed, listing quality, claimed transactions and service. TruBroker is Bayut's, and needs a valid BRN, call or WhatsApp tracking, 1 to 70 listings and two badges earned in the same month.
- Does Bayut track WhatsApp and call leads?
- Yes, once tracking is enabled for the agency through Bayut support. TruBroker eligibility depends on it.
- Can one CRM take leads from both portals?
- Yes. AIRA takes Property Finder, Bayut and dubizzle leads into one inbox and routes each to the agent who holds the listing.
- What if the same buyer enquires on both portals?
- AIRA matches leads on phone number, so the buyer becomes one contact with both enquiries attached.
- Does AIRA reply to portal enquiries for us?
- No. AIRA talks only to your agents and managers. Your agent contacts the client.
